AIns Properties was set up in 2016 on a simple argument: that the way homes are presented online — a set of stills taken in flattering afternoon light, a floor plan, a price — tells a prospective buyer or tenant almost nothing about whether they would actually want to live there. The missing element is time. Photography removes it. Film, watched quietly, gives it back.

We commission a short, silent film for every property we list. Sixty seconds, rarely more. Shot in available light, usually in the morning when the light is hardest and most revealing. No staging, no colour grading, no music telling you how to feel. The house is the house. You can see whether the morning light reaches the kitchen before you book a viewing — and a great many viewings are saved.

There are four of us. Each agent manages their own client relationships personally — one agent per client, no handoffs, no call centres. Miriam handles sales in North and East London. Benedict runs lettings across the whole city. Yuki manages our film work and South London viewings. Daniel covers West London and new developments. We are small on purpose.

Browsing is free and open to everyone. An account is only ever needed for the things that genuinely require one — posting a listing, booking a paid inspection, managing a tenancy — and signing in takes seconds through our secure identity provider.
